Our Pricing

We charge 8% of the monthly rent and that’s it.
We do not charge management fees during vacancy.

    • Do not mark up maintenance invoices

    • Provide monthly financial statements

    • Include owners in major repair decisions (over $250 unless otherwise agreed)

  • Use professional photography

  • Offer virtual tours when appropriate

  • Conduct an in-person walk-through before listing

  • Provide improvement recommendations to maximize rental value

Your property is typically listed within one week of turnover, depending on readiness.

Step-by-Step Onboarding

Step 1: Consultation

Contact us to schedule a consultation with Raul Zamora. We’ll discuss your goals, timeline, and property details.

Step 2: Property Visit

Raul will schedule a home visit, conduct an initial inspection, and take professional photos for marketing. Improvement recommendations will be provided at this time.

Step 3: Agreement & Documentation

You’ll complete and sign a Property Management Agreement and provide:

  • Banking information

  • Tax information

  • City authorization forms (if needed)

  • Keys or lockbox access

Step 4: Marketing Begins

Once documentation is complete, we can begin marketing immediately. Onboarding is typically quick and depends mainly on how soon required documentation is returned.
