Completed Applications can be emailed, mailed, or dropped off at our office.
Please note that there is a $50 fee per each application submitted (For example, should 2 tenants and 1 cosigner apply, the application fee would be $150).
In order to accept an application, at least one of the potential tenant(s) must have toured the property beforehand. See below to schedule a tour!

Schedule a Tour

To schedule a tour, you can reach out to us either through the Zillow listing, or you contact our office directly at (530) 564-2565 or z1brokers@gmail.com. Tours can last anywhere between 10-15 minutes, and a staff member will meet you directly at the property. We will also call you to confirm your tour on the day of. 
A member of our team will be on-site at the property at the time of your tour. 

Frequently Asked Questions

What is the screening process?
Shortly after submitting an application and paying the application fee, we use a trusted third-party system to verify identity and review credit history. Once completed, the application is submitted to the property owner for approval. Our team will notify you of a decision shortly thereafter.

What are the income requirements?
At this time, we do not have set income requirements in place.

How long does the approval process take?
Once all required documents are fully submitted, the approval process typically takes a few days. Processing time may vary depending on each applicant’s individual circumstances.

Can I apply before viewing the property?
We require at least one person from each applying party to have viewed the property prior to applying. If you are unable to commute to Yolo County, please contact our office to arrange a virtual tour.

Do I need a co-signer, or can I have one?
Co-signers are welcome but not required. However, depending on the strength of the application, a co-signer may be requested.

How much is the security deposit?
The security deposit varies by property but will never exceed one month’s rent.

Is the security deposit refundable?
Yes, the security deposit is refundable. Upon move-out, any applicable charges such as additional cleaning or damages beyond normal wear and tear may be deducted from the deposit.

Are utilities included in the rent?
Utility inclusion varies by property and will be clearly stated in each listing. Please feel free to contact our office to confirm details for a specific property.

Are there any additional monthly fees?
In addition to rent and utilities, some properties may have additional fees such as HOA dues, landscaping, or general maintenance fees. Any applicable fees will always be clearly outlined in the lease and discussed in advance.

Can I break my lease early?
Early lease termination is not typically permitted. However, we do allow lease assignments or subletting options for tenants who need to vacate prior to lease end.
